
Kocour Brewery Hotel
On the edge of Varnsdorf, surrounded by the Sudeten landscape and the legacy of the textile industry, a hotel has been created within the premises of the Kocour Brewery. It builds upon the industrial atmosphere of the site and offers a raw yet comfortable space for guests who arrive by bike, train, or car. The building combines contemporary architecture with authentic materials. It is both robust and refined, reflecting the character of the brewery itself.







The new hotel stands on the site of a former warehouse that was beyond repair. Its memory is preserved in the shape, structure, and materials of the new building. The result is a compact mass that respects the scale and proportions of the brewery courtyard. The design avoids historicizing motifs and instead works with abstract interpretation, using brick, steel, and glass in a contemporary way.
The architectural expression is defined by dark brick, steel window frames, perforated panels, and an industrial silhouette. The building completes the courtyard and closes the block with a calm and confident presence. The corner tower, which opens toward the railway, becomes a new vertical accent of the brewery campus. It offers views to the mountains and a direct connection to the railway stop.
The interior offers a variety of accommodation types, from standard rooms to multi-bed units and a family loft with a private terrace. The lobby is open and welcoming, with an adjacent restaurant and a view into the courtyard. The design of the interiors continues the industrial concept using authentic materials. Visible steel structures, blackened metal details, wooden floors, raw plaster, and industrial lighting all create a cohesive and honest environment.
The building is designed to be energy efficient and operationally sustainable. The façade includes fixed and operable elements that allow passive ventilation. Energy-saving technologies are integrated into the structure. The project is part of the broader development of the Kocour Brewery area, which has become a cultural and gastronomic destination in the region.
This hotel is not a resort or a luxury complex. It is a place for travelers who value atmosphere, character, and authenticity. A contemporary industrial building that fits naturally into its setting and extends the story of a place where tradition and transformation meet.
