The new residential block completes an unfinished development and enters a green corridor, becoming part of it. Bio-integrated terraces and green roofs bring vegetation up into the higher levels, reinforcing the presence of nature within a densely built environment. The terraced massing, descending toward the south and east, offers expansive views and transforms each floor into a unique living environment with its own character.

The main design intention was to bring structure and life back to an incomplete section of the housing estate and to connect it with the north–south green axis. The new building enters this zone and becomes an integral part of it. Bio-based terraces and planted roofs elevate greenery above the ground plane and strengthen the connection to nature in an otherwise compact urban fabric.

To the north and east, the site is bordered by panel buildings from the 1970s and 1980s. To the south, a pair of contemporary point buildings complements the setting. The western edge is defined by four new residential volumes rising from a shared base. These are slightly offset and interlaced on two planes, forming an open block with visual connections into its interior. From within, greenery extends outward into the surroundings, and from the outside, the volumes combine into an attractive, dynamic silhouette.

The base level houses retail units and two underground parking floors with storage and technical facilities. Ground-level commercial spaces activate the street. Public parking for visitors is accessed from Malkovského Street, while the underground garage entrance is from the east, via Místecká Street. The eastern service road also enables deliveries.

On the second floor, the volumes are connected by bridges, creating raised atriums with planting. These intimate gardens offer quiet outdoor space high above street level. The upper floors are progressively stepped back, making room for green terraces. Balconies face east into the peaceful courtyard, loggias open to the rhythm of the street on the west, and the topmost terraces are oriented southward, toward sunlight.

The four building volumes cast shifting shadows, and their façades are open and filled with daylight. The terraced massing, sloping down to the south and east, offers wide views and creates distinct residential atmospheres on each level.

Rainwater from the roofs is collected in a retention tank, which supplies a water feature in front of the building. This use of water completes the environmental concept by embedding the natural water cycle into the architectural strategy.

The result is a residential block that is both enclosed and open. It brings nature into the city and urbanity into the natural setting. It is a house in greenery - layered, accessible, and vibrant - a place where the structure of the housing estate meets the park, and where architecture offers new spaces for life and calm.

The project includes approximately 120 apartments and 120 parking spaces, with an estimated investment cost of 500 million CZK.
