
Urban District Perštýn
At the northern foothills of Ještěd Mountain, a new urban district is taking shape. Its heart is a new public square, defined by a pedestrian axis that carries the atmosphere of a city boulevard and naturally extends the historic center of Liberec. The street gently opens and ascends, revealing a landmark to the south - a slender tower that symbolically anchors the axis and gives the district an urban character. A park extends into the heart of the development, becoming a place for rest and informal gathering.










The new district is conceived as a connection between city, landscape, and people. A place where movement slows down, stories unfold, and greenery merges with architecture to form a harmonious setting for everyday life.
The main idea is to transform the fragmented structure of the city into a cohesive whole. The new district introduces the density needed to keep the city center vibrant, while preserving generous green spaces that bring lightness to urban living. The inspiration comes from European cities, where the quality of housing is measured not only by apartment size, but by the standard of public space.
At the core of the district is the central square - a pedestrian corridor that reflects the spirit of a city boulevard. It is lined with buildings featuring active ground floors, including cafés, small shops, and public services that invite people to pause and linger. The street gently widens and rises, revealing a slim tower at its southern end. This landmark completes the axis and lends the district an urban identity without compromising its sense of openness.
The development follows an open-block layout, allowing for visual and physical permeability. Point buildings set in greenery respond to the surrounding urban fabric and offer a comfortable residential scale. The central park penetrates deep into the district, becoming a genuine social and recreational space. Walking and cycling paths connect all parts of the neighborhood, from scenic overlooks to quiet corners beneath the trees.
Greenery permeates the entire site - from tree-lined streets and the central park to the rooftops of buildings. These rooftop landscapes are not merely decorative but serve as active community spaces, including shared gardens, meeting areas, and places for rest.
The new district below Ještěd is designed as a vibrant piece of the city where past and future coexist in a shared space. The combination of square, park, viewpoints, and residential buildings creates an environment where people can feel connected to both urban life and the natural landscape.
The project includes 700 apartments and 700 parking spaces, with an estimated investment cost of 4 billion CZK.
